Naples, Fla. (August 30, 2024) – Closed sales of properties in Naples during June and July declined compared to the same months in 2023. According to the July 2024 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), overall closed sales during July decreased 2.6 percent to 608 closed sales from 624 closed sales in July 2023. Furthermore, pending sales activity reported for July decreased 15.7 percent, convincing broker analysts who review the report that we can expect similar closed sales performance in August.

 

Priced Right to Sell

 

Precisely put by Huskey, “inventory levels have returned to more historically normal levels yet well above where we were the last couple of years. With the additional competition for sellers, too many still expect to receive aspirational prices when we have fewer buyers seeking greater values.”

 

On average, home values in Naples have increased 50 percent since 2019, due in large part to the buying frenzy of the pandemic. But it’s over. Inventory has increased substantially, and sellers need to heed their REALTOR®’s recommendation to price their homes competitively for today’s market. Factors such as high interest rates and high insurance premiums are creating financing obstacles for a large number of buyers. Additionally, the number of cash sale transactions is decreasing, 51.9 percent in July compared to 61.2 percent in January 2024.

 

“Prices are coming down incrementally, not significantly, but there is indication in the July report that more negotiations are taking place in both the low- and high-end price points of the market,” said Dominic Pallini, Broker at Vanderbilt Realty, Inc. The percent of list price received in July decreased 1.4 percent to 94.8 percent from 96.1 percent in July 2023.

 

Median closed price during both June and July decreased .8 percent. In July, the overall median closed price was $590,000 compared to $595,000 in July 2023. For both summer months, reductions in the median closed price of single family homes drove the overall median closed price decrease. Conversely, the median closed price of condominiums increased in June and July.

 

“If interest rates come down too much, like around 5 to 5.5 percent, we will likely see a rise in prices,” added Pallini. “In my experience, we need to have at least 12 months of inventory before we see prices hold steady during rate drops.”

 

Old Habits are Hard to Break

 

According to Cindy Carroll of Carroll & Carroll Appraisers & Consultants, LLC, Naples has two distinct markets right now. “There is plenty of inventory within five miles of the beach, but virtually none east of Collier Boulevard. The rate of growth in Golden Gate Estates and in and around Ave Maria today is unreal.”

 

A venerated property appraiser, Carroll confirmed Huskey’s comment about less motivated sellers in Naples adding that she tracks inventory levels throughout Naples and is seeing behavior that is reminiscent of 30 years ago when people listed their homes during winter season, and if it didn’t sell cancelled the contract before summer. “For instance, Aqualane Shores had 3.5 years of inventory in January 2024, but in July it had 1.6 years of supply. This drop is not due to sales because we see a large number of the same properties re-added to the market each winter. But this behavior is not occurring in Golden Gate Estates, where demand is outpacing supply.”

 

Sellers should be forewarned: If you are attempting to time the market because you believe you can get a higher price for your home when more buyers are predicted to be in town during the winter season, you may regret your decision. More inventory will require sellers price homes more competitively and entertain more buyer negotiations.

 

As Hughes put it, “The specter of declining interest rates cuts both ways. If buyers wait until interest rates drop, prices are likely to increase. Likewise, if a seller waits to list a home during winter season, the added competition may also put downward pressure on the price.”

New Real Estate Rules Explained

 

NAR SETTLEMENT EXPLAINED!

By now, I’m sure you’ve heard about the lawsuit that led to a settlement with NAR (National Association of REALTORS®) and the new real estate rules that took effect on August 17th. I’ve been having multiple conversations with customers about this daily and the one thing I’ve found, is that most are very confused about what happened and not sure how this will affect them moving forward. The information out there is very contradicting and, in many cases, not the full picture. I’m here to help clear some of this up!

HOW THIS ALL STARTED:

NAR settled a series of class-action lawsuits (starting in Missouri) alleging that its compensation rules essentially amounted to antitrust, reducing competition and artificially inflating commission prices. This basically means that agents where setting informal industry standards for commission and not being clear on who is paying what. The court decision was made in May and the new rules took effect on August 17th.

WHAT CHANGES:

*REALTORS® must have a written buyer representation agreement in place with their buyers before they can schedule showings.


*Offers of compensation to the buyer’s agent (from the seller) are no longer allowed to be displayed on the MLS. This offer must be inquired about individually and then clearly stated in a written agreement.


*New forms have been written to make commissions and who is paying them clearer and more transparent to all parties.


*PLEASE REMEMBER THAT AGENT COMMISSIONS ARE NEGOTIABLE. THE FEE PAID TO AGENTS HAVE NEVER BEEN SET BY LAW AND HAVE ALWAYS BEEN NEGOTIABLE!


HOW THIS EFFECTS BUYERS:

*To show homes, realtors® must have a written agreement with their buyer. This will clearly state what each party promises to one another and what the compensation will be to the buyer’s agent upon a successfully closed contract. This will strengthen the relationship between buyers and their agents. Agents will no longer meet a strangers at a new listing. It will require a REAL CONVERSATION up front, where the buyer and their agent will discuss their search, their needs, timeframe, financials, etc. This will streamline the process so that buyers no longer waste time seeing homes that won’t work for them or fall in love with a home they aren’t prepared to purchase. It will also make sure buyers have a good solid relationship with their agent before they get to the harder things like negotiations and dealing with closing issues. (Keep in mind that many realtors® have always used these agreements and some states made them mandatory years ago.)


*Buyers can still attend OPEN HOUSES without representation. However, the listing agent will not be able to answer any non-house related questions (such as seller’s motivation, other sales in the area, enquiring about offers, writing an offer for you, seeing other properties, etc.) without getting an agreement signed by you that they will represent you as a buyer’s agent (and of course the compensation you will be paying).


*Buyers will be paying their agents’ commissions (upon closing) as negotiated in the written buyer representation agreement. This will show up as a line item on your closing statement. Good news is that most sellers are still offering compensation for buyer’s agents. If this is the case, then your agent will get a commission form signed by the seller’s broker and that will be used to override the commission that you have agreed to pay. If they are not offering compensation, then a percentage can be negotiated in the contract to help with the buyer’s closing costs (including buyer’s agent commissions).


*Buyers can always choose to represent themselves and write their own contract, but if the seller is offering compensation to the buyer’s agent and you don’t have one, this will then be given the seller’s broker on top the amount that the seller has already agreed to pay the listing agent. This will result in no savings to the seller while the buyer moves through the complicated purchase process without representation. You basically paid the seller’s agent to NOT represent you.


HOW THIS EFFECTS SELLERS:

*Buyer’s agents may ask the listing agent if the seller is offering compensation to the buyer’s agent before they even view your home. Offering compensation can help you attract more buyers as they look at their bottom line of what the buyer will owe in closing costs.

*Sellers can decide if they want to offer buyer’s agents compensation upfront, if they would like to negotiate this fee in the contract as concessions toward the buyer’s closing costs or choose to offer none.

*If the seller decides not to offer compensation upfront, they need to be aware that they will probably be seeing this concession request in the offers they receive. This is something sellers should be prepared to see moving forward.

*If the seller chooses to offer no compensation at all, they should be aware that this will eliminate any buyers that won’t have the extra funds to pay commissions as part of their closing costs.

*Sellers will experience less stress if their buyers are working with an agent. Selling/buying real estate can be very emotional and tedious, so having an agent on both sides can help avoid common issues and find solutions when two parties can’t find common ground.


MY TWO CENTS:

Even though all this might sound confusing, I truly believe that this will strengthen our industry by helping us form stronger partnerships with our customers with clear communication and procedures. I’ve been attending trainings for months in preparation for these changes so that I can work with these new rules as well as help my customers navigate them. It will be important to find an agent that understands and embraces these new changes and moves forward in this industry with confidence.

Over the past few decades, the way we view home ownership has changed. Unlike previous genera;ons who bought a home with a 30 year mortgage and celebrated the day they made their last payment, today’s home buyers rarely stay in their home that long. As a result, the way we view mortgages has changed as well and oAen buyers are not building the equity in their homes the way we used to. But there are benefits to building equity and paying down the loan, here are just a few. 

Flexibility – Having equity in your home gives you the flexibility to move if you need to or want to. For home owners who plan to either to buy a large home or perhaps downsize, having equity allows you to not only put money down on a new loan, but pay for moving and closing costs.

What Does “Move-in Ready” Really Mean?

If you’ve been searching for a new home no doubt you’ve seen the term, “move- in ready.” This description sounds very appealing, but understanding what it actually meanis important so you have the right expectations when arranging your home listing tour.

First it’s important to remember that the descriptions in real estate listings arewritten by the listing agent or broker. There is no set industry standard for what agents can say in their listings. While there are guidelines and rules which prevent blatant lying, most home buyers have become aware of the fluffy language used to market a home for sale.

The meaning of “move-in ready” is fairly straightforward; it means that the home is in a condition which is acceptable for immediate occupancy. The home meets the standards of living and assures the buyer that the essential elements needed to occupy the home are present and in running condition. For example, the home should have working plumbing, appliances, sound roof, electricity, gas and locking doors and windows.

What “move-in ready” does not necessarily mean is that the home is in pristine condition. A home that is “move-in ready” might still need significant updating and while systems are assumed to be operational, they might still be old or outdated.

“Move-in ready” is a common phrase in real estate listings. Understanding thatthe home might still need quite a bit of work to suit your taste and lifestyle, you can approach the listing with realistic expectations and determine if the property is the right fit for your needs.
